Guiding Your Buyer with Menus and Directories
RELEASED MAY 2025
Adding "Buyer-Friendly" Sales Value to the Virtual Tour
One of the criticisms we've heard of 3D virtual tours in real estate marketing is that (in the words of one realtor) "it leaves the client alone to wander around." That is, you're not there to guide them, to point out features or provide information about the property.
On the other hand, if you're a buyer, there's much to said about "being left alone." You don't want a pesky salesperson hovering over your shoulder. You want to check out the property on your own and not be rushed. But without a guide, you might miss some features you didn't know about.
To address this, in 2025 we started delivering Matterport® 3D Virtual Tours with menus and directories. The feature was developed originally for hotels, inns, museums and other complex spaces. But we think it adds a lot of value for the tours we do for realtors.
Multi-Language Configuration
Directories and menus can be configured any way you like, with links to maps and documents, external video or the MLS listing. The menus are automatically translated in any language you need to reach multi-lingual buyers. Mutable soundtracks may also be added.
Adding Presenters, Video and Photos to Your Virtual Tour
There are other way to amplify your clients' virtual tour experience.
In real estate marketing, photos, video, and 3D tours are almost always presented as separate user experiences on different web pages or platforms – linked from the realtor's web site or MLS page or Zillow. With the features below, all of your marketing messages and media can be integrated inside the tour experience – no need to web-hop back to the MLS or realtor site to see the photos or video, or find the contact form or share link. You can make sure they see what you want them to see, and hear the details when they're seeing it.
We can design your virtual tour with video, a presenter, a menu - or all three. It just depends on how comprehensive and immersive you want to the buyer's experience to be.
